Do I need Building Approval?
Clients are often unsure of the what types of building approvals are required, or if they are needed at all. We've put together a simple guide below to help you better understand building approvals and the process.
1. What type of work is it?

Maintenance or like-for-like repairs usually do not require approvals.

New work, extensions, structural changes will generally require building approvals.
2. Will the work affect structure or safety?
Approval is usually required if they work involves:

Structural changes (including posts, beams, footings, load bearing walls)

Decks, balconies, stairs or height changes

Fire safety or exits

Wet areas and waterproofing
3. Simple rule of thumb
If you're still unsure:

Small repairs usually do not require approvals.

Anything new or altered will generally need a building approval.
4. The process

Drawings are prepared - through a designer or architect

Engineering is organised (if required)

Approvals are gained through certifiers and/or council

Construction begins
5. Timeframes
Initial reviews usually take around 1-2 weeks
Approvals through certifiers and / or council will generally take between 2-4 weeks but this can vary.
Important to note
Work cannot legally start without the necessary approvals. This ensures safety, compliance and it also protects your investment.
